EXPANSION AND RENOVATION

MEP/FP design for the addition of a new 4-story patient wing totaling 133,000 SF and 320 beds. In addition to the new four (4) story wing, the first floor of the existing building, approximately 21,000 SF, was expanded, adding 20,000 SF.

The first floor expansion and renovation included a new kosher kitchen facility, new staff dining facility, a new lobby, new auditorium / multi-purpose room and new and expanded administration space. A fourth floor, 5,300 SF expansion over the roof of the third floor, also provided additional administrative area. The renovation and expansion turned the existing 253 bed facility into a 526 bed facility, totaling 189,000 GSF.

The HVAC system for the new addition consisted of two (2) pipe console type FCU in the patient rooms, rooftop packaged AC units with gas fired furnaces to provide outside ventilation air and to serve the dining rooms and corridors. VAV glycol cooled indoor packaged AC units were provided in the administrative areas. Chilled water and hot water for the new addition will be generated by a new 460 ton direct fired chiller/heater located in the new rooftop mechanical equipment room over the first floor expansion. In order to provide the code required standby boiler capacity, the new hot water heating system will be cross connected with the existing hot water boiler plant.

Additionally, our design included the following:

• New electrical service and expanded transformer vaults
• The existing building and site storm water system discharge to the ocean through headwalls (the expanded site renovation, including additional parking, required a redesigned storm water system, discharging to the ocean)
• Relocation of the existing underground fuel oil storage tank
• New sanitary sewer, gas and water mains were required to be brought in from the street
• The expansion and the existing sewer inverts required an underground sewage pumping station
• The existing fire alarm system was replaced
