MGE provided full MEP/FP engineering design services for a new 25-story luxury high-rise residential rental tower located in Midtown Manhattan. The project was conceived as a mixed-use development that integrates premium residential living with high-end commercial and retail functions within a single vertical structure. The lower six floors comprise approximately 50,000 SF of commercial office and retail space, designed to meet the demands of contemporary urban tenants and ensure flexibility for future use. The upper residential levels feature between 90,000 and 110,000 SF of luxury apartments, totaling 97 units ranging from studios to spacious three-bedroom layouts.

The building also includes approximately 10,000 SF of luxury amenities strategically distributed across multiple levels, offering spaces for fitness, recreation, and social gathering. At street level, 5,265 SF of retail frontage activates the pedestrian experience and complements the surrounding Midtown environment. MGE’s engineering design emphasized energy-efficient mechanical systems, advanced life-safety infrastructure, and seamless integration of residential and commercial systems to deliver a modern, high-performance mixed-use tower.
